2階のお風呂の排水溝が詰まっているのか、お風呂のお湯を流した時流れにくかった。それ以外は最高でした。また泊まります！

Aunque la habitación es pequeña es cómoda, muy limpia y en personas muy amable, pero lo que más me gustó que está bien ubicada, fácil moverte a varios sitios de la ciudad, cerca hay dos tiendas de conveniencia, el restaurante de al lado muy rico y bastante barato..es una buena opción para hospedarse en Kyoto

The rooms were clean. The layout was a little odd in that there was very little storage for those sleeping upstairs and no shower on that floor. Location was great and an easy stroll to the metro station. Steep stairs within the property, so tricky for our elderly relatives.

Shower room not heated and with a lot of mold inside (inadequate ventilation?)
Windows to street are not thick, so all the street noise comes in, wear ear plugs
Neds are very very firm and which seems to be the style in Japan
Only one thin pillow
Window is leaky, so if cold out, bed by window will be very cold, even if curtains closed.

Excellent staff
Otherwise quiet building
Chic room and decorations
Excellent in room amenities (personal care needs, tea, etc.)

Note that reception times are very limited, so make sure you check in during the correct window!

The check in process was super easy. Friendly staff and clean rooms. Close to Nijo Castle and there’s a Lawson in front the hotel if you want grab something at night.

The hotel was beautiful and so clean. Front desk attendants were professional, kind, and very helpful in answering all of our questions. They provided pajamas and slippers for in room use as they request all shoes be taken off and left at the door. We loved that the elevator opened straight to our room. The room was so spacious. We highly recommend as you will be very pleased.

We stayed in the penthouse suite at the top of the hotel and it was fabulous, I cannot recommend it enough. The interior is beautiful, the private hot tub was a bonus, and it was so clean and well presented. The staff were very helpful; they arranged our luggage transfer for us and were helpful with various queries. There is a tiny bar on the ground floor and we were also treated to a round of complimentary drinks as patrons of the hotel. In terms of location it is pretty good - 10 min walk from a metro station that connects directly with Kyoto Station; also there is a bus stop a couple of minutes walk away - we took the bus to get round Kyoto a lot, and found it to be very convenient. It was easy to get to the Golden Pavilion, Arashiyama bamboo forest and numerous temples. Thank you to the lovely staff; it was our favourite accommodation during our holiday in Japan.

Excellent choice

The room was clean and comfortable for a group of 5 people considering Japan's standards. About 10 minutes walk from the subway station in a peaceful yet close neighborhood to tourist attractions.

I would highly recommend this place to stay in Kyoto. It is far enough from the hussle and bustle of the center of Kyoto, but also steps away from a bus stop to get everywhere. The front desk staff is very helpful. They are typically only available after 1500 at this establishment but you can message them at any time. They provided all the necessary toiletries and PJs! The only thing that may need to be fixed is the shower situation in the layout we stayed in. The water would always come out of the bath leaving a water puddle. But other that that everything was excellent. They even helped us out with our luggage sending! Would stay here again when coming back to Kyoto.

Excellent spacious apartment hotel in Kyoto

This was our favorite place we stayed in Japan. We stayed in the 2 bedroom apartment - it was spacious and modern and clean. we liked the location too - near the Niko-Jo place and Imperial Garden. Would recommend for a family traveling to Kyoto. Only downside is front desk is only open between 3-8pm but it didn’t pose a problem for us.

Very friendly staff and the room was big and good. But there was mold on the curtain in the bathroom and by the window in the main room. There was also chips between the beds and food under the sofa. So it wasn’t cleaned propper enough unfortunately. Hope that will be fixed for future guests. It was good besides that.

A comfortable room, however their was no one at the desk upon arrival despite arriving at 3pm. The contact number to call was 'disconnected', leaving us feeling quite anxious after a long day of travel. It was only by accident that our arrival was acknowledged and another guest assisted us.

Bed was comfy, things were clean and it was close to a train station, grocery store, park and restaurants. The bar was closed for the four nights we were there. The room was not cleaned or restocked with coffee or clean cups while we were there as the front desk is only staffed from 3-8pm.

The staff was very friendly and polite.

The staff was kind and the room was clean with a lot of thoughtful details (free drink, slippers, nice bathroom amenities). The reason I didn’t give it 5 stars was due to there being essentially no heat except a stand alone heater that didn’t work well, leaving it quite cold in the room. In addition, the room was VERY dark and small.

This is an excellent hotel for business and pleasure. The shower and the toilet are in separate rooms and have noise cancellation. The room is spacious and has high-quality amenities. It is close by to many stores and restaurants. It is within walking distance of the train and is easily accessed. The staff/hotel is staffed during check-in hours. Make sure that you let the hotel know that you will need to drop off bags prior to check-in or you'll be lugging them around town like us. Otherwise, no complaints at all.

The hotel location was at a convenient location. Walkable streets for grabbig snacks, dining and subway transportation. We interacted with staff just upon checkin as they were not present at the front desk. The upstairs hot tub was not clean; had hair left from previous guests. Other than that, amazing.

Kind and helpful staff, room is spacious, but a bit too dark. Only a few spotlights in an already very dark room, making it a bit difficult to even see things. Hotel is located in the Marutamachi avenue, near a train station and many bus stops, making it easy to move around the city.

Room was more spacious compared to other hotels we’ve been to for the price. Had a microwave/toaster available for use and had umbrellas set aside for customers to use. Only improvement would be for more light in the room - despite having many light options/areas in the room, it was very dim lighting during the night

Très bien

Petite chambre mais très bien agencée. Très propre, moderne, et pas très loin des arrêts de bus ou métro. Un supermarché juste à côté, beau temple et beau jardins aussi.

We had a great stay at this property! We stayed in the 2 floor family room which was huge and so comfortable! The outdoor bath was awesome and the area is very convenient. The property was tidy and modern and staff were friendly! Highly recommend!

Wonderful stay

We had a wonderful stay in MATERIAL FUCHOMAE.
The suite is spacious, beddings are comfortable, location is good. Staff is nice, especially Seina san who assisted our check-in smoothly. Unfortunately we didn’t have time to enjoy our welcome drinks. Overall, it’s highly recommended!

Our room was pretty decent, it was really clean, and had proper amenities. The TV is small and only has 4 channels. The bathroom tub is small but quite deep so that was nice for a small person like me. There's a lot of traffic noise, even when the windows are closed, but the streets quiet down after about midnight.
Our room was modern and stylish. I highly recommend it, especially for the price. When we checked in, reception gave us a free drink and snack coupon for the bar on the first floor.

Stayed for a number of nights with family of 5 including. 3 small children under 9, first time in Kyoto. Staff provided exceptional service and very friendly. The rooms and beddings were very comfortable and we had the entire floor to ourselves. The setup of the space was very intuitive and useable. Very close to Nijo-Jo. Loved the place and will be returning in Dec! Only asking is laundry facility would make it perfect!
