  町家をリノベした一軒家宿は増えているが、町家形式を生かしてゼロからモダンに仕上げた建物はセンスが良く築浅で清潔、キッチンもあり数日から長期の滞在、特に家族連れには最適。舞妓さんが行き来する宮川筋にあり、祇園を横目に京都らしさを味わえてとても便利な場所。四条河原町、錦市場にも徒歩可能。川を渡れば木屋町、おいしいレストランや川床のある店も多数あって食べるところにも困らない。1Fはレセプション兼Cafeになっていて毎日スムージーやカフェを頂けるのもGOOD。スタッフの皆さんのホスピタリティも最高。おすすめです。

  First, the listing was inaccurate. It stated 5th bed was a futon but in reality they put a mattress pad on the 3rd floor “room” that you have to go out side on the roof to access. This in no way was appropriate for our group which included 3 kids.Second, the communication with the front desk was non existent. We tried texting and calling many times and we go no reply. Third, the living and bedrooms and bathrooms all share a very large window that overlooks a back street and apartment buildings. There is zero privacy besides a very thin bamboo screen that only covers 1/3 of it. Last, the bed and pillows were a joke. Very hard and uncomfortable. The pillows didn’t even have a pillow sheet cover. I would not stay here again. We had to leave after one night. It is not surprising that they require payment up front when checking in.

The futon is prepared using a combination of a mattress, mattress pad, and fitted sheet.The pillows are also made up with covers during the bed-making process.However, as these bedding items are designed with high resilience to facilitate ease of movement and effective pressure distribution, some guests may find them to be relatively firm.We sincerely apologize for not being able to provide a sleep environment that met your expectations on this occasion.Next, we sincerely apologize for the inconvenience caused by the difficulty in contacting our front desk.At our end, we have not been able to confirm record of the relevant communication, and the cause has not yet been identified at this time. We will contact the booking platform through which your reservation was made to investigate the matter further.We deeply regret that we were unable to provide you with adequate support and sincerely apologize once again.Next, regarding privacy, due to the positioning of the surrounding buildings, we cannot guarantee that the interior is completely shielded from neighboring views. However, we have taken measures to enhance privacy, including the installation of maple trees and bamboo blinds in front of the windows. In addition, the land directly in front of the property is under our management, and we believe that a reasonable distance is maintained.While the guest room is designed to emphasize a sense of openness, we sincerely apologize for any concern or discomfort this may have caused you.Finally, for reservations with on-site payment, we kindly request advance payment in order to ensure that any issues that may arise at the time of settlement can be handled promptly and appropriately.We sincerely apologize for any discomfort caused during your stay.Moving forward, we will ensure that accurate information is consistently provided and will strive to prevent any misunderstandings.

  An amazing apartment. Located in the center of Kyoto. The Manager of the Hotel was very friendly and helpful. Assisted with many things- renting bikes, shipping luggage. Very service minded.A very quiet place in the evening. Highly recommended
