いわゆるラブホテルなので一般的な需要は満たせないけど、そこを割り切って広くて快適な空間に価値を見出せれば良い選択だと思います。
明治通りからすぐの位置にあるので、入りやすさの点では良いポイントです。

失敗した！

ライトの調整、シーンが
変わらない、明るいか真っ暗かになる。空調の調整が出来ない。風呂のタイマーが壊れていてお湯が出っぱなし。お風呂場が下水臭い。良いところは、広さとトイレくらい。

部屋が広くて快適

ラブホ街にある普通のラブホでしたが、部屋が広くて快適でした。出入りは自由に出来て近くのコンビニで買い物もできました。風呂はガラス張りのところがあり、覗こうと思えば覗けます。トイレの鍵はありません。和室でしたが半分鏡張りでした。値段を考えると部屋がかなり広いので同じ値段のホテルと比べるとこっちの方が心地よいです。廊下の音は少し聞こえますが、ほとんど人は通らないので気になりません。カラオケなどもありました。

いつも利用させてもらってます。
夏場は飲みきれない程のミネラルウォーターが部屋に常備してあったり、雨の日は折りたたみ傘のサービスがあったりと、気を配って頂き嬉しいかったです。
これからも利用させて頂くと思うので、宜しくお願いします。

ホテルの出入りがスムーズで良かったです。滞在の時間も長くゆっくりできました。
サービス品も充実したしていて、ミネラルウォーターがたくさん置いてあるのは嬉しかったです。
新宿に行った際はまた利用させていただきます。

The massage chair in the room was broken. And the air conditioning unit was really old and didn’t really work. Staff there was really nice and polite and attempted to help in whatever way they could.

Ok so honestly, I thought the hotel was great. Spacious room, clean, and quiet.

There's obviously a reason it's adults only but if you aren't worried about that then it's a great place to stay for the price and location

Would have gotten 5 stars if it wasn’t for the room initially smelling a bit like smoke (reserved a non-smoking room) and if the AC wasn’t super weak (too hot in the room half the time). The bed was pretty firm. Don’t be mistaken, this is definitely a love hotel - I wasn’t totally sure but didn’t really mind either way and yes, it is. lol. The bath and shower were incredible and the room had ample space. Karaoke in the room was fun too

Literally the most lovely hotel I have ever had the pleasure of staying at. Very cute, quaint. It was in a decent area (despite what everyone says. We loved it.) on our last night the hotelier brought us a bottle of champagne as a gift. We barely interacted with anyone but when we did to ask questions it was always a pleasure. Would stay again and will be recommending it to everyone who comes to Tokyo.

Prime location in Kabuchiko

Excellent location and a ten minute walking distance to Kabuchiko Tower, with direct bus to either Narita or Haneda. Room is clean with many amenities and separate area for toilet and shower. Very quiet location off the main street and there's a 7-11 just around the corner. Note this is a "love hotel" meant for short time stays but they also allow for overnights.

Day two of 4 days booked I discovered some rubbish left in the microwave space.
Upon removing it I found it was dirty tissues, some form of tape and used condoms.
This along with hair strands all over the room and a bed which caused intense itching left us uncomfortable.
A report to management was simply met with a sorry, sorry.
The complaint was repeated with another manager(?) and response was similar.
Completely unacceptable considering the cost of the stay.

nice place to stay if you are not with children. it is 1 block away from the shopping/dining area. just a 3 to 5 mins walking, you will find tons of shops and restaurant. The key to your room is the real key, everytime you go out, you have to take your key to front desk to exchange to a card, and change back to your key when come back.

Great for a romantic getaway or honeymoon. Rooms are spacious by Japanese standards and come with a wonderful bath and massage chair.

Spacious rooms at a good value for Tokyo. The bath is sweet, highly recommend. The only downside is the room is a bit musty and smells smoked in.

Excellent place. Love the karoke and the tub is amazing. Had a wonderful time. Elevator might need to be updated in the future though. It closes pretty quickly and doesn't have a proper sensor, but other than that, I had a great stay.

Great location in the hub of Shinjuku. Please remember this is a centre for shopping and nightlife, it was quiet in the hotel , but its buzzing outside, 7 days a week until about 3-4am

Excellent space and amenities for the price

Don't let the "love hotel" designation turn you off from this excellent Shinjuku hotel. Compared to "regular" hotels in Tokyo around this price point you get a room with far more space and amenities that you'd only otherwise find in a high-end, expensive luxury hotel. Service was great with English-speaking staff on hand to help. Great soundproofing and a large, soft bed added to the comfort. Jacuzzi tub was awesome. Wifi was great and TV had plenty of on-demand video to choose from. Although a bit of a walk from Shinjuku station it had the benefit of a bit more quiet and discreteness than other hotels right in the heart of Kabukicho. Definitely would recommend considering this hotel when staying in Tokyo unless you have kids along.

Great place, great fit out with everything a traveller needs and more. Great for couples wanting way more space in your room than normal for Japan and excellent prices. Excellent option if not taveloing with children. Loved it

I traveled with my daughter. Amazing location, Matsumoto was so friendly and helpful. She speaks fluent English and top notch skincare and hair in the room. I was very surprised to see a big room in Tokyo. Will definitely go back there again.

Great hotel, recommended!

My girlfriend and I stayed in this hotel for a few nights while visiting Tokyo in March 2023. We really enjoyed it. The staff was very helpful and attentive, the room was extremely spacious and had everything! Beautiful large shower and soaker tub, massage chair, big bed, couch, karaoke machine, mini bar. They also included a nice personalized welcome package and a ton of soaps, creams and other small toiletries. The location is excellent, just a few few minutes walk from all of the bars and restaurants. We enjoyed strolling down to Golden Gai one night. The train station is about a 9 minute walk away, very easy. It was a wonderful experience and we would stay here again.

The hotel was beautifully furnished and was close to everything. Plus we got a hot tub with a separate shower room. The people there were so nice and the amenities were awesome.

從其他住客和酒店相片所知是沒有窗和房內有很多鏡。但我住的房間有窗（不過窗外有膠幕遮擋，因是love hotel，著重私隱），而鏡不多。房間很大，浴室更是大得很，設備又多，比新宿同價酒店舒服。

Did not understand what "Adults Only" meant in Japan - not simply no children. Hotel was fine overall, if you were expecting mirrors on the ceiling, walls and a love bed in the shower. Not sure how to make this clear to future travelers if I did not get it ?

Rooms are huge compared to other rooms we stayed at in tokyo. Location is really great and the staff are super helpful. Don't be turned off by the "adult only". It it definitely a great idea for a couple who want the extra room.

Great for a long layover in Tokyo

Comfortable, clean room that was well stocked with refreshments. Great location amidst the fun of Shinjuku and Kabuki-Cho. Price was reasonable compared to other hotels nearby.

The love hotel was really a nice experience in Tokyo. Nice big room with a karaoke, very well soundproofed, big shower and big bed. Being tourists, we did not know what to expect and it was very surprising. To try for a night or two!
