概ね満足です

総じて快適ですし、コスパも良いです。ただ、前泊の方のタオルが洗濯機の中に入っていたり、冷蔵庫の中の匂いがきつく、その点はマイナスなのですが、気づきにくいところですし、前泊者が誰なのかにもよるので致し方ないかなと思います。結論としては、満足しています。

部屋はきれいでしたが、浴室に髪の毛がたくさん落ちていました。ベランダには、ウイスキーの空瓶が置いたまま、一番ひどいのは、トイレの汚物入れが先客の方のがそのままでした。外から見てもわかる使い方だったのに残念です。夜キッチン周辺が他からの、油の臭いがすごく充満してきてずっと換気扇が必要でした。ドライヤー等の設備も良く、静かでベッドも広く入退室が簡単なので、掃除さえしてあればまた、利用したいなと思いました。

エントランスがものすごく暑い！蒸し蒸し。

お部屋はキレイでした。TVが大きくて冷房もよく効いていた。

立地や宿泊費は満足！

ただ、残念だった事があります。
浴室乾燥機が全然ダメで困りました。
チェックインしてすぐに洗濯し、3時間干しておいて、就寝前に乾いたかチェックしたら全然乾いていなくて本当に焦りました…

結局、約1時間おきに干す場所をズラしながらで、なんとか出発前に乾きました。洗濯物が気になって本当に眠れなかったです。
泊まった部屋がたまたまそうだったのか分からないけど、浴室乾燥機は期待せずにコインランドリーをオススメします。
あ洗濯洗剤が用意されているのはとても嬉しかったです。

洗濯機あって調理も可能かつ広い

場所は非常にわかりやすいです。
京都駅八条口から徒歩で12-3分。
レンタサイクルを併用すれば5数分です。
地下鉄九条駅からだと５ー6分、京阪東福寺からだと10分くらいだと思います。
チェックインが16時からなので要注意。清掃が終わっていれば入れてくれるかもしれませんがあまり前には行かないほうがいいです。
マンションの各部屋を宿泊風に貸しているので広さが凄くあります。
これだけでも快適です。
洗濯機もあり、風呂場が温熱乾燥対応なので衣服を少なくしても旅行できます。
使いませんでしたが、電子レンジとIHレンジがあるので自炊も可能。
風呂とトイレはわけれています。周辺にはコンビニが3軒目くらいあります。
なので便利だと思います。飲食店は少ないです。
いずれにしても某チェーンホテルとほぼ同額で数倍の広さのところに泊まれる、しかも洗濯機も調理場もあるのですこし長く泊まるのにも良いかもしれません。
フロントは午前9時から午後5時までは対応できるスタッフがいます。

近くに駐車場を探すのに一苦労しましたが、キッチン、洗濯機などの設備も十分で快適に過ごすことができました。ただ、部屋着が無いので備え付けが有ればなお良しですね。

観光に便利

部屋はツインでは十分すぎるほどの広さがあり、パソコンも備え付けだったので観光には便利でした。
また、このゲストハウスのグループのサービスとして、京都駅前で荷物を預けるとホテルまで運んでおいてくれる有料サービスもあってとても便利でした。
駅からは徒歩5～6分くらいでしたが、荷物配達サービスを使ったので不便だとは思いませんでした。

スタッフもフレンドリーで、生活するのに十分な設備が揃っているため、長期滞在にも最適です。
プライバシーも十分確保できますし、総合的に大変満足しています。
ベッドがもう少し大きいと外国人にはより良いかと思います。

清潔で自分のお部屋のように過ごせる

京都駅から10分少々あり近くにお店のなどは少ないですが、お安く長期滞在したい方などには最適だと思います。アパート(新築？)をそのままゲストハウスにしているようで、お部屋は清潔で十分な広さのバスとトイレ。キッチンもついており、ベッドルームは若干手狭ではありますがクローゼットもあり。洗濯用ピンチもありベランダに干すことも出来そうです。今回は1泊だけの利用でしたがお安く泊まれて大変満足です。

コスパは高いと思います

京都まで徒歩圏なので便利です。お部屋は新しくてきれい、お掃除も行き届いていて清潔でした。
ミニキッチンに洗剤とスポンジが置いてあって助かりました。
ひげそりを置いてもらえるともっとうれしいです。
お風呂とトイレが別々なので使いやすいのですが、トイレと脱衣所が一緒になっており、入浴中はトイレが使えません。
泊まったのは1階の部屋で、窓の外は壁。住宅街でもありますし、景観を求める方にはお勧めできませんが、ゲストハウスとしては十分なスペックだと思います。
ゴールデンウィークということもあり、駐車場を探すのにとても苦労しました。車の方はその点を注意したほうがよいと思います。

バスで動くのに最適なロケーション

建物も新しく清潔で、スタッフの対応も良くて、気持ちよく滞在することができました。また、京都市バス207番のバス停も近く、このバスを使えば、主だった所にもアクセスできてとても便利でした。

一泊のみでスタッフの勤務時間（9～17時）外のチェックイン、チェックアウトとなったが、事前のメールの指示通りに操作して鍵を受け取り、安心して利用することができた。

決済をネットから済ましていたので、チェックインは何時でもよく、0:00にセルフチェックインしました。
部屋も綺麗で設備も整っていて文句なしです！

We checked in the hotel at 0:00am by ourselves because we already paid the money on the internet.
The room was very clean and have much equipment like FreeWiFi, TV, refrigerator, and so on.
Highly recommend.

セルフチェックインだったので、最初戸惑いましたが、ホテルは新築なのもあってきれいでした！二人で一部屋借りたのですが、キッチン お風呂 トイレ ベット リビングどれも広く快適に過ごさせてもらいました。

Very basic hotel bordering on a Homestay rather than a hotel. Room was comfortable and we appreciated the kitchenette and washing machine. Close to Kyoto station so transportation was great. The area was nice and quiet - in a neighborhood but many food options in the station and of course 7/11 nearby. Towel changing was a bit inconvenient if you woke up late and missed the 10 am cutoff. Overall, it was safe, clean and quiet but if you’re looking for more of a hotel feel this likely isn’t for you. I would stay again however.

It's a place to stay if you need it. Has laundry, kitchen, if you need more of an apartment than a hotel. 14-20min walk from Kyoto station, a few min walk from bus stations and the closest sub station. They don't always refresh the towels, and staff are hard to reach if they're not available for the day, so there's that.

체크인은 조심하세요.

불만사항은 오후 3시~밤10시까지 체크인을 해주시는 직원분이 계셨는데 4박 5일간 최소 2명이 시간을 지키지 않고 빨리 체크인 마감을 했습니다. 체크인 전에 짐을 맡기는건 안전하니 그냥 로비에 놓고 다녀오라고 합니다. 전날에 체크인 관련 메일 보냈다는데 안 왔어요. 전화해서 메일로 재전송 요청했더니 3시에 사람 오니까 그때 체크인하라고 했어요.
그걸 제외하곤 방이 청결하고, 침대도 푹신해서 편했고 세탁기로 빨래하고 바로 건조시킽 수 있는 룸이어서 좋았습니다. 장기숙박에 적합한 숙소인게 사용한 수건을 바구니에 넣고 밖에 두면 새것으로 교체해주셨고, 요청사항도 적어서 넣어두면 잘 반영이 됩니다.

Bon rapport qualité prix

Très bon rapport qualité prix.

L’hôtel est bien placé (à 5min de la gare et des commerces) et la chambre est propre, mais il manque un peu d’équipement (crochet pour serviette de bain, miroir et une petite lumière).
Les couloirs sont sale, c’est dommage cela de donne pas une bonne impression à l'arrivée, comme le check in qui n'etait pas assez compréhensible (codes qui devaient arriver par mail et finalement le check in s'est fait au bureau à 15h). Personne a l’accueil très gentille.

Check-in was bit confusing. We arrived half an hour before check-in time and there no staff at the reseption, just a board with a instructions how to check in and with a mention that we should have receaved a passcode for our key, we did not have reveaved any email from this place prior the check-in day. Few minutes before the check-in time staff member arrived and opened the reception and we were able to check-in and no code was needed after all.
To our surprise, our room was located to the basement, with just a balcony window and the balcony was almost completely underground.
Room it self was bit smaller than expected, guite dusty and one outlet was hanging from the wall. There was also someone's dirty underwear on our balcony when we arrived.
Check-out was done by dropping anvelope, with the key and city tax inside to a letterbox.

Based on property information, front desk suppose to be open at 9:00am but no one was there. There was no communication and we have to contact the property via email. No one is available at check out either. We have to drop cash for unexpected tax charge in a box with the key. We do not like to pay this way. There is also a pile of trash in front every day we were there.

The actual room condition is nothing like in the photos advertised. The unit assigned to us was less than desirable. The bed was uncomfortable, which caused itchiness, pillows were hard. The sofa seat was hollowed out and don‘t looked cleaned. The furniture was old. It felt like the room was not thoroughly cleaned before we checked-in. And this is not the Japan standard we expected.

The only thing we liked about the room is the bathroom. It has heating function so it makes drying clothes so much quicker.

This is worst property we stayed in our 1-month in Japan. We would never come back again.

It's self check-in with no front desk, despite the listing on Expedia saying limited manned hours. You must pay local taxes in cash when you check out. They give you an envelope with the amount stated on it. You drop it off in a mailbox when checking out. No idea why they don't include the charge on Expedia. Overall, we enjoyed our stay. The place is clean, has all the amenities, and located in a quiet neighborhood but within walking distance to major train and metro stations.

The property is 10 minutes easy walking distance from Kyoto station. There was some confusion about check in as there was no communication after booking until day of arrival. Actually, now, what I understood, there is one staff on site from 3pm-10pm to give key to guests. My room was clean and comfortable. Importantly, bed was very comfortable for good night's sleep.There was fridge, washing machine and small cooking arrangement with barely minimal accessories.Bathroom had all accessories and towel changed everyday. The property met my requirement and would definitely recommend.

Quiet and peaceful area. Easy to get around by public transport if you are traveling. Have quite a few restaurants around, Lawson and 7/11 are within walking distance.

It’s very good that there is a washing machine so we could do our laundry.

We however paid extra tax when checking out. it is not clear why the tax was not charged in the booking.

Good location and close to Kyoto station. The beds and pillows were very comfortable. The apartment was a bit smaller than we expected and was a little dingy. There is another building in front on our windows so no view or much light gets in. Has everything you you need including washing machine, microwave, cooker and utensils. Large TV screen than you can stream Netflix to for some end of night entertainment. Sofa was only big enough for 2.

This location had a very spacious interior. Check-in process was very simple. The food options were somewhat limited depending on the time, whether it was after 8pm or not most shops in area begin closing by 9. There are some places that are open late night so don’t be discouraged. I had trouble contacting the property in a timely manner, as I mistakenly misplaced a personal item. Unfortunately the property manager responded a bit too late to my inquiry in regards to the misplaced personal item so I was unable to return and retrieve it before leaving the country. Other than that, the room was very spacious and clean. If you want to cook, there is a stove and some dishes to use. There are convenient stores nearby and a hotpot restaurant around the corner. There are also rent-a-bike options available outside the venue if you were interested in biking around Kyoto.

I really like how quiet and clean the area, the room was very spacious, my only bad review is that it was somewhat hard to retrieve the key before checking in, it took a while but we were able to open it. I appreciate that we get to have our towels replaced each day. I wouldn't mind staying here again.

I really appreciated that the property was within walking distance of Kyoto Station and several other subway entrances. The bus stop right outside the hotel made transportation even more convenient. I would highly recommend this place to others—it offers an affordable rate and an excellent location close to everything.

Clean tidy apartment. A bit worn but basic amenities. Bed comfortable. Washing machine was handy. Little room to prepare food. Just an induction hob and sink no bench space. We were there in winter and we found the heat pump set to 30oC
We found out why. It was hard to feel really warm but it wasn't cold. The room seemed to struggle to maintain temperature. It was not too bad over night.

Overall , our stay was ok but we did complain to not have enought hot water for bathing , they said over the phone that they will be coming to fix it but the next day was the same. It seems no action was taken. Their service was just lacking.Talking a shower was just ok bathtub size not enought for tall person. They said queen size bed but this was two twin bed attached together.

We will not consider this campany again. SERVICE is part of this host renting company. Their service was definitely lacking. The hotel/room service industry has just shifted to do it yourself. You get for what you pay, do nott ask too much or you will be disapointed. There is better company out there that provides better accomodation with similar price. We experienced during our three weeks trip

平靚正住宿之選

距離京都八條站步行需時18-20分鐘，超離地鐵九條站步行5-7分鐘，房價非常合理，住宅有行李升降台，我住房間第一晚浴室水渠淤塞，浸住對腳來沖凉，很狼狽，即時Email hotel,第二天17:00回覆了我們可轉房間，但我們太夜回來，十分疲倦，硬着頭皮再次忍受浴室水淤塞之苦，所以要第三天早上才換房，整體以論，都是很好

This was a small apartment instead of a hotel room. Nice, quiet neighborhood, close to transportation and shopping. The only problem is the lack of front desk, I took out trash and was supposed to get another bag but they never left me a replacement, had to improvise with my own shopping bag. I'm not sure I would do another visit with no front desk available. Overall nice experience though.

전반적으로 좋았습니다. 매일 타올 교체, 욕실 건조 기능, 교토역과 비교적 가까운 거리인 점이 좋습니다. 침대 헤드쪽 조명과 콘센트, 웰컴 생수와 티백, usb젠더가 있으면 좋겠습니다.

Check in/out was fully self handled but perfectly smooth. There was a kitchenette but it was very hard to actually wash the dishes due to no soap, scrubber, place to dry them, or gunk trap in the sink drain. The shower is set up to dry laundry which works excellently

Smell at the hallway as soon as you walk in the building. This is an unmanned property. Expedia posted wrong information with limited check-in time. Lots mosquitoes inside and outside the property area, of course including inside our room. We have to turn down room temperature below 19c to be able sleeping. Walkable convenience stores and restaurants.

Perfect for our family!

We are traveling spontaneously through Japan and this was a perfect place to stay for our little family with enough bead for everyone and a washing machine for our clothes. We loved the location also as it was close to stores, train and bus routes.

affordable comfort, downtown Kyoto

This is an affordable apartment-style lodging within walking distance of Kyoto station. It's quite small, so we didn't spend much time in the room. It filled our needs adequately.
