とても清潔で清掃が行き届てました
装備品も大変充実していて非常に満足でした
ただ一つだけダブルベットのマットレスがヘタリがあり真ん中が沈んだ状態で、2人で使用すると右の人は左に傾き　左のひとは右に傾むくので辛いめにあった
マットレス以外は完璧過ぎるくらい状態の良いハウスでした

食品店等、近隣施設が充実しており、なにも困ることがありませんでした。部屋もすごく綺麗で良い匂いがしましたし、設備も整っており大満足です♪コミュニケーションを４つにしたのは基本的なやりとりはweb上でできたので、個人的にはその方が有り難く、満足の行く旅行ができました。ありがとうございました⭐︎

気楽で快適

初めてゲストハウスに泊まりましたが、なかなか快適でした。日本のホテルと比べるとアメニティやサービスで劣るものがあるかもしれませんが、欧米のホテルと比較すればありだと思います。

初めて利用させていただきました。受付の対応も、フレンドリーでありながら丁寧にして頂き、安心して泊まれました。
近隣の駐車場も目安の料金と場所も教えていただき、苦労なく過ごせました。

長期滞在には非常に良い！　すぐにでも生活出来るように細かい配慮があり、とても感激でした。
お部屋も広く、トイレとバスが別々なとこも良いです。3階までエレベーターが無いのは正直疲れましたが…。　　後、私は必ず洗濯するので、洗った洗濯物を入れるカゴがあるといいなと思いました。スタッフの方から到着時間の確認を連絡してもらえたことはありがたかったです。

グループで宿泊するには最適

部屋で自炊したので、ゴミが多く、備え付けのごみ箱数や容量が足りないし、宿泊間ごみの入った袋が何袋も溜まった。そのごみ袋の回収もないし、集積場所もないので生ごみの入った袋から匂いもあったので、ゴミ袋の処理の改善があれば、完璧な宿泊場所です。

Nice place. Very quiet. Lacking of kitchen tools to cook. No toaster. Bed comfortable. A lot of restaurants around. There's even a map of surrounding restaurant at the entrance. Was a bit disappointed to pay prior our check in to leave our luggages since everywhere we stayed in Japan offered the service for free. Somehow, a very nice place

Communication was great for check in. We checked in after 6pm when they are no longer staffed and they left a note for us taped on the wall with our name and instructions all in great English. The place was very clean and as advertised.

The property is clean and nice however we had to carry our bags up two floors as there's no elevator and the beds were hard. It was a super nice change of pace however from hotels and the proprietor was kind.

Located in kitano area close to tenmangumae shrine. Good connectivity via local buses esp num 203 to gion area. Close to railway line for arashiyama bamboo forest.
Overall a pleasant stay .

This was a welcoming place for our family's first visit to Kyoto. Ben was kind and accomodating, letting us in a little early. The room was clean and comfortable and the area was quiet and there were many places to see within walking distance, and it was close to the hop on, hop off bus.

We got a much smaller room and there was no place to sit. And it said that it was daily cleaning but we stayed for 9 days and there was no cleaning during our stay. We had to take out the garbage ourself. The beds was very good. And there was no balkony as it was said when we ordred

We loved our stay at Ben's Guesthouse Kyoto while visiting my son who is studying abroad at Doshisha University for the year. The check-in and check-out process was communicated very clearly, the room was very clean and had everything we needed for our stay, the beds and linens were very comfortable, and the area of the city was very quiet. We would stay there again for sure if we ever visit Kyoto again.

Our stay here was terrific. Ben has information posted of local places to try in the area. The bus is a bit of a walk daily but it is doable. The area itself is quiet and a fantastic area to be to meet locals. Check in was easy and Ben laid out all the expectations up front which we appreciated. We would definitely stay here again.

第一天對路程不瞭解所以繞了一大圈，第二天就可以掌握方向才知道附近的方便，可惜只住了兩天就要前往金澤了；有機會再去京都旅行的話，一定會再去的。

The property itself is excellent. Clean, you have a kitchen and laundry right in your room and the cost was very attractive. The main gripe is that we had forwarded our luggage from Hakuba and I was first informed that reception was not attended to for 2 hours, then I was informed it was 3 and when we got there, it was 4. I was worried that nobody would be there to receive our luggage. Our luggage did arrive and was locked in the reception are but we were not informed, hence we went 3 days without our luggage. It was only because I went to reception when it was attended to and saw the luggage there that we knew, otherwise it might have been yet another day. TLDR: Property is excellent, location is pretty good with grocery stores and dining options on the main street (probs 6 minutes away) but if you're forwarding luggage, note that there may not be anyone there to receive it and when it is received, nobody tells you

Me encantó estar aquí. El lugar es pequeño pero a la vez extremadamente cómodo, tiene lo necesario para pasarla bien. Una cocina funcional, camas cómodas y calientes, el baño es súper limpio y muy grande. Fue muy útil la lavadora, y de las cosas que más me gustaron fue que puedes secar tu ropa dentro de la regadera. Me sorprendió la tecnología en cada detalle. No hay estación de tren cerca pero si de autobús, además de un supermercado y tiendas a unas cuadras. El tener personal en recepción en el edificio también es muy bueno porque te ayudan si se te complica algo. Fueron muy amables y una excelente experiencia. No duden en llagar aquí.

Absolutely loved this stay while in Kyoto. It provided us with ton of space as opposed to most standard hotels. It was super cute and they provided a ton of free amenities, even allowing us to do three loads of laundry for no additional cost. Super convenient having the laundry in your room as opposed to a different floor. Staff were very friendly and easy to work with despite the language barrier. Public transportation does not stop directly near this location so a 10-15 minute walk back may always be warranted so be mindful of what you are carrying, especially since busses were more common in Kyoto than trains. No elevator was also a jump scare for us but I don’t believe it is the building to blame; we just happened to have huge luggage that had to be carried up four stories so just be mindful. Loved it and would do it again!

Very convenient location to temples etc in northern kyoto, quiet, good supermarkets. The family room has kitchen/ laundry facilities which really helps. 4 bus stops to Nijo station.

This place is a 3 story building with mini apartments that allow you to cook for yourself. Plenty of roomand amenities in the apartments.

The only downside was the host, unless it's a (Japanese/Kyoto thing that I don't understand). He was quite grumpy and didn't seem to want to either interact with us, or even be there at all. This is reflected by the interesting staffing hours of the reception and check-in instructions. A minor mark, otherwise, very good.

Excellent hosting, we received a warm welcome for our stay, pretty quiet place, accessible easily by the city bus, plenty of things to do nearby. Sadly we only stayed for 5 days. Wish I spent longer in Kyoto at Ben's guesthouse.

Thanks again, was really a great and pleasant experience. We came all the way from Australia.
Will definitely come back if I ever happen to be in Kyoto again.

2nd time at Ben's Guesthouse and it was still amazing! There was no elevator so if you're not up to carrying you luggage full of your shopping then this probably isn't the place for you but would totally still book next time I'm in Kyoto!

This worked great for our family as a clean budget option. Definitely the least expensive apartment we rented on our trip but also a clean & quiet experience with all of the basics plus an in apartment washing, dryer, steam iron, kitchenette. We were on the 3rd floor with no elevator for luggage but if you’re in Japan using public transport you’re no stranger to stairs.

Buen sitio si quieres alejarte en un barrio tradicional y no turístico de Kioto. Debes tener en cuenta que está alejado de las zonas turísticas y la comunicación con el transporte público no es la mejor del mundo. Lo peor de todo es que nuestra habitación era una cuarta planta sin ascensor. ¡Llevábamos 6 maletas en total!

The lady receptionist is really nice and helpful. The room is nice and clean. Everything is equipped. The toilet room, separate from the bathroom, is quite small!

The one rule in this hotel is that no shoes are allowed inside the hotel, even the area outside of your room. Near the entrance to the staircase to the rooms, there is a huge shoe rack with rug, which frankly needs to be washed because it's quite smelly from all the stinky socks/shoes that people have set their feet on.

Receptionist hours are limited, 9-11am and 3-6pm.

The hotel is kind of far from Kyoto Station, and you would have to walk 1/2 hr. to reach the subway or JR station. You can get the daily bus pass, which also covers the subway, for 1100 yens. Make sure to get the 1100 yens (a magnetic type card) NOT the 1000 yen, which only has prepaid tickets for buses only!

There is a LIFE supermarket, but that's like 1/2 hr. walk. However, there is Kohyo supermarket (smaller than LIFE) nearby (about 10 minutes walk) but has a lot of selections.

There are not that many temping restaurants near the hotel.

Friendly, professional staff. Safe and secure site. Room 103 was large and very clean. The kitchen well equipped with a stove, sink, dishes, pots, pans, silverware and a table and chair. There's a washer. You dry your clothes in the entire shower area vs a traditional dryer. There's a very easy to follow instruction manual for how to use all remotes and appliances in the room. There are two comfortable queen size beds. The toilet is in a separate room near the entrance. Theres a booklet hanging on the wall near the kitchen table that serves as a menu of meals that are delivered to the room at very reasonable prices. The street has shops up and down both sides including a grocery store a short walk from the Ben's house. This was our favorite place to stay for the month we traveled around Japan. We'd stay there again in a hearbeat.

We found our room quite adequate. It had a stovetop for cooking and a washing machine. It was very close to a grocery store and an amazing bakery. Great baguettes at the bakery. Really enjoyed our stay.

All is good for tourist who want to sightseeing around Kyoto. But if you are a big luggage traveller. You have to transfer by taxi because there are no subway or train by walk around here. And bus is not allowed for big luggage.
